Buying a Home in Northern Colorado: The Real Costs You Need to Know

Our job isn't to sell a home. Our job is to prepare you for buying a home. Our job is to guide you through the home buying process. Our job is to answer the questions you don't even know to ask, like, “How much money is this going to cost me, really?

We’ve all heard the saying “trust is built over time,” but how many times have we actually thought about how trust is built in the day-to-day? I had a moment with our oldest this morning that really got me thinking about trust—both in parenting and in the work we do as real estate professionals.

Here’s what happened:

Our oldest was begging for “just five more minutes!!!” of whatever he was up to, and like any parent, I responded with a compromise, “Okay, but if I give you 5 more minutes, we’ll be crunched for time. I need you to promise me you’ll cooperate when I say it’s time to leave.”

He agreed—emphatically.

But, as you’ve probably guessed, he didn’t cooperate when the time came. I used to get upset about these situations, but this time, I had a moment of clarity. I sat down next to him, picked up a matchbox car, and said, “Yo, dude, you promised me you’d cooperate. Relationships are built on trust. When you say something, you have to mean it. Do you see how this is a problem? Next time you ask for 5 more minutes and promise to cooperate, I have no reason to believe you’ll follow through.”

He understood. And honestly, it struck a chord with me too—about how trust is built, both with my kids and with the clients we work with.

Building Trust in Real Estate: Keeping It Real

Trust in real estate is everything. As agents, our job isn’t just about selling homes. It’s about preparing you for the entire process of buying a home—and, more importantly, guiding you through the real costs you might not be aware of. That’s where we focus on the tough questions, the ones you don’t even know to ask yet—like “How much is this actually going to cost me?”

And here’s something no one is talking about enough: BUYING A HOUSE IS EXPENSIVE.

We’ve all heard about the price of the house, but what about everything else that comes with going under contract? Here’s a quick breakdown of the costs you can expect just in the process of making an offer:

1. Inspection Costs:

Most transactions require at least a home inspection, sewer scope, and radon test. These services are essential for uncovering hidden issues that could cost you down the line. Expect to pay anywhere between $400–$500 for these inspections. And keep in mind, these fees are due upfront, often before you’ve even heard if your offer was accepted!

2. Specialist Fees:

Depending on the property, you may also need the expertise of additional professionals. Structural engineers, septic inspectors, or environmental specialists might be required if the house has specific issues or quirks. These fees can vary widely, but they’re another out-of-pocket expense you’ll need to plan for, and they’re also due at the time of service.

3. Appraisal Fees:

Once you’ve passed the inspection period, you’ll likely need to pay for an appraisal. This can cost you another $500 or so. If all goes well and you reach closing, this fee will be folded into your closing costs. However, if the contract falls through for any reason, this fee is non-refundable and due to your lender, paid out-of-pocket even if you don’t move forward with the deal.

The Bottom Line:

Our job is to help you prepare for the home buying process. It’s not just about showing you houses; it’s about giving you a clear understanding of what the real costs will be. We're here to guide you through every step—answering the questions you didn’t even think to ask, like "How much money is this really going to cost me?"

We pride ourselves on our “shoot-ya-straight” attitude. And that’s why I’m writing today—to keep it real. I believe being upfront about the real costs of buying a home is one of the best ways to earn your trust.

The holidays are upon us, and you know what that means—gatherings, parties, and, of course, a lot of food and drink. Whether you’re the one hosting or the guest, you’re probably already thinking about how to make the occasion extra special.

If you’re hosting, you want your guests to leave saying, “That was the best gathering ever.” And if you’re a guest, you want to be the one who stands out for all the right reasons.

I’ve got you covered with simple, easy-to-implement tips to impress your guests—and your hostess. No need to break the bank or stress over Pinterest-perfect decor. Just a few thoughtful touches will do the trick. Let’s dive in:

4 Ways to Impress Your Guests

  1. Start with a Unique Welcome Drink
Let’s face it—everyone loves a good drink. But a basic punch or bottle of wine doesn’t exactly say “I put effort into this.” A welcome drink is your chance to get creative and set the tone for the entire party.
Think fun cocktails or mocktails that match the theme of the event or season. (Bonus points for drinks that are as Insta-worthy as they are delicious.) Get your guests talking right away by offering something a little unexpected.

  2. Use Fresh Greenery or Seasonal Décor
It’s the little details that make a big difference. Adding fresh greenery or seasonal decor brings an instant cozy factor to your space, without having to spend hours decorating.
Whether it’s a few sprigs of pine on the table, a wreath on the door, or a simple bowl of mini pumpkins, fresh accents can elevate your whole vibe. You’ll be surprised by how much of an impact something so simple can have.

  3. Set the Mood with Candles or Dimmed Lights
Want to create instant ambiance? Light some candles or dim the lights. It’s the easiest way to create that warm, inviting atmosphere we all crave during the holidays.
Candles are a go-to for me—there’s something about the flickering light that just makes everything feel a little more magical. Not to mention, they smell amazing and help set the mood for the evening.

  4. Send Guests Home with a Thoughtful (But Simple) Party Favor
Nobody likes to leave empty-handed, so why not send your guests home with a little something special?
It doesn’t have to be extravagant. Simple party favors like mini hot cocoa kits, locally-made treats, or a cute ornament are always appreciated. It’s the thought that counts, and these small gestures make guests feel appreciated and give them something to remember the night by.

4 Ways to Impress Your Hostess

  1. Bring a Thoughtful Gift
If you’re attending a party, one of the easiest ways to stand out is by bringing a gift. But not just any gift—bring something unique!
A locally made treat, a small potted plant, or a fancy bottle of coffee is always a good idea. You’re not trying to outdo the host (don’t worry, no one expects that), but you’re showing that you put thought into what they might enjoy. It’s the little things that make a big impact.

  2. Offer to Help Tidy Up
Listen, we all know that after a great party, the last thing anyone wants to do is clean up. So, offer to pitch in!
Even if it’s just helping clear the table or gathering up dirty glasses, it’ll mean the world to your hostess. Trust me, being the one who says, “I’ll take care of this!” is a move that will make you a forever favorite.

  3. Be the One to Initiate Games or Conversations
At some parties, it can be a little awkward at first. But you can break the ice by being the one to suggest a game or start a conversation. It’s a simple way to keep the energy flowing and keep the event from feeling like a series of awkward silences. Plus, your hostess will appreciate the fact that you’ve got things moving.

  4. Offer to Arrive Early (or Stay Late) to Help Out
Hosting can be a lot of work, and your hostess will definitely appreciate the extra hands. Whether it’s arriving a bit early to help set up or sticking around to help clean up afterward, offering to help is a move that shows you care.
You don’t have to stay for hours, but even 15 minutes of extra support can make a big difference—and make you look like a superstar in your hostess’ eyes.
