The Home SELLING Process in a nutshell:

We’ll start by discussing your short- and long-term goals with a special emphasis on your bottom line take-home dollars. We'll introduce our unique approach to home selling and present our marketing plan. The purpose of this zero-obligation meeting is to help you to feel knowledgeable and confident as you step into your home selling journey.

Preparing your home for professional photography and videography is one of the most important steps in modern-day home selling. We'll tour your home and give you specific tips and tricks on what you can and should do to make your listing as attractive as possible. We encourage you to spend the time, money, and effort to make necessary repairs, thoroughly clean, fully organize, and thoughtfully declutter – especially if you're hoping to get under contract for top dollar.

After we tour your home, we'll do some homework to help you establish a fair, competitive asking price. We'll analyze recently sold comparable properties, call listing agents of recently sold properties in the area, and tour active listings that would be considered “competition.” Once we've done our research, we'll present our findings. Together, we’ll crunch the numbers and set a list price.

Once you've signed the listing agreement and disclosure statements, it's go time! It's our job to market your home with effective, intriguing advertising and attract as many qualified buyers as possible. As for making sure your listing is as accessible as possible, that's where you come in. Potential buyers may ask to view your listing on short notice. Do your best to accommodate these requests, because you never know which showing will bring your future buyer. From there, we'll collect buyer feedback and pivot our strategy as necessary.

After a buyer submits an offer, you have the opportunity to accept, decline, or respond with a counteroffer. As offers come in, we'll walk you through the pros and cons of each, but the decision to proceed – or not – is ultimately yours.
The negotiation process will be much easier if you know what's most important (offer price, for example) and what’s not as crucial (closing date, for example). That way, you know when to stand firm and when to compromise.

At this point, you and the buyer have agreed to a sales price and acceptable terms. Yay! The buyer will work with their lender to finalize financing – which may include an appraisal – and will likely perform a physical inspection of the home. Be prepared for the buyer to request certain repairs. We'll review all buyer objections and advise you on how to proceed.

Be prepared for a heck of a lot of paperwork but hang in there – this is a very exciting day! Facilitated by an independent third party (usually a title company), closing is the time you’ll transfer funds and ownership.
